We are planning on spraying the roads and boat storage area next week, weather permitting. June 25 is our target date or some other clear day that week.

Those lots that Do Not want spraying should mark the area with flags. Everyone be aware of the chemicals around the street and storage area. Please keep animals and children away for a day or two after spraying.

Aqua Update

This information was given to us from Aqua as a reminder, at the present time, they have removed all outdoor watering restrictions. There is no longer a restriction on building pools, repairing pools or filling pools.
We are no longer under mandatory requirements, however they strongly encourage us to be mindful of all water usage. Aqua will continue to monitor conditions and we will be notified of any changes.

 
Front Gate Update

We have been working on ideas to repair and maintain the entrance to our subdivision. The Board has looked at everything recommended by all the different vendors and the Neighborhood Committee at a workshop meeting, and it was presented last night at the Board Meeting. We are now ready to move forward with the project as follows:

 

  • New three color sign 68” tall by 72” wide surrounded by white Granbury patio stone.
  • New cap rocks on all three flower beds with white Granbury patio stone.
  • Repair all cracks in the fence walls by grinding them and filling with new mortar.
  • Bleach wash and power wash the walls and fence.
  • Repaint the iron fence after cleaning and sanding.
  • Replace all light fixtures with new equipment, new LED bulbs, and add extra wall plugs for future use. Move the wall lights up 3 feet pointing down for better lighting.
  • The three flower beds will be converted to drought tolerant beds using crushed granite and river rock with drought tolerant plants.
  • Professional grass maintenance program will be started for the grass area.

Water Rights Team Update

Sunday we received an email from Jade Work, on behalf of Caris, stating they are no longer interested in our water rights and they plan to "move on with their other options”.  The Board has been informed has part of our request to use the most up to date email distribution.

Not putting our water rights in a common basket created problems that were ultimately insurmountable. For example, the TECQ has clarified it is the owner of the rights (each of us individually) not the lessee (Caris), that must file the change of diversion point and the change of acreage applications. Consequently, it would be the individual owners who would have to deal with any protest or litigation resulting from the applications.  The TCEQ has told us to expect up to 300 days to resolve any litigation. This burden would have been no different if we would have pursued the scenario of members leasing to the HOA and the HOA subleasing to Caris.

The team is exploring another opportunity that may offer a way to protect against losing our water rights due to non-usage.  This opportunity was identified late last week so there is some more digging before we are prepared to present it to the membership.
